Sunset Ridge Villas was originally constructed during the 1990’s and at the time was the only timeshare resort on St. John.  Over the years the original developers allowed the property to fall into a general state of disrepair until a group of SRV owners took over the management of the villas in 2007.  Their action was with the intent to bring Sunset Ridge Villas back to its original grandeur.  They have succeeded far beyond their own expectations!

Today Sunset Ridge Villas Association exists as a condominium development which is owned and operated by an association of all current owners.  In 2010, the SRV Association retained the services of Cimmaron Property Management, Inc. as the exclusive agent for the on-island management of the resort.  In addition to Cimmaron being the Property Manager, they are also the exclusive on-island sales agency for Sunset Ridge Villas Interval Ownership units.

In July of 2014, following several years of extensive renovations and upgrades to the resort, the Association Management Committee determined that the timing was right to increase the sales price for available weeks held in inventory by the Association.  This decision was reached, due in part to the fact that the market for fractional ownership on St. John has been increasing and as such, value of this type of real estate will certainly continue to appreciate.

Several examples of current activities in the real estate development arena which promoted this decision include:

  • The Westin Hotel and Resort is in the process of converting all but approximately 100 of their hotel rooms to timeshare/interval ownership units;
  • Grand Bay Resort has created its own ‘vacation club’ and is actively promoting and selling timeshare/interval ownership units;
  • A development is attempting to obtain the requisite permitting to construct a 40 unit complex on St. John’s east end to be sold as interval ownership units.

From its beginning, the Association established pricing which was well below the market for comparable properties primarily as a means to increase the maintenance fee income in order to continue the improvements and renovations at Sunset Ridge Villas.  This policy was also designed to protect its owners’ investments and improve their vacation experience when staying there.  Now with the shift in the real estate market, the SRV Association has determined to set pricing so that it is more in line with the rest of the real estate market on St. John.  This move will also be returning Sunset Ridge Villas value closer to what current owners may have originally paid for their unit(s).

The revised pricing structure for one week of fee simple, deeded ownership in Sunset Ridge Villas Association in the following time periods is:

  • Week 50 to Week 16……$9,995.00 (mid-December to late April)
  • Week 17 to Week 22……$5,995.00 (late April to end of May)
  • Week 23 to Week 26……$6,995.00 (June)
  • Week 27 to Week 43……$3,995.00 (July through October)
  • Week 44 to Week 49……$6,995.00 (November to early December)

NOTE:  Annual Maintenance Fees are currently $1,400/unit owned and there are currently no plans to increase the Maintenance Fees in the immediate future.
